FAQs

1. Where the project located and what is the extent of the property?
    It is located in Shamirpet, Hyderabad.  The total area of the project is 60acres

2. What approval do you have for this project?  Is this project approved by the same?
    DTCP/HUDA approvals.  Approvals are expected by end of February/March 2008.

3. Does it fall under GHMC (Greater Hyderabad Municipal Corporation)?
    It does not fall under GHMC

4. Is there any outer/peripheral ring road near the project ?
    Yes, there is an outer ring road coming up within 3-5km radius of this project.

5. Is the property status converted to “Residential”? Can we inspect the documents of the       same?   
    Yes it is converted for residential purpose and the title deeds are available at our office for     inspection.

6. What are the unique features of this project?
   Project is designed by International Architects - Surbana from Singapore i.e International styling
   Project comprises of  a 110 room luxury 5 star hotel with a spa and 2 restaurants
   Project located in the vicinity of “ICICI  Knowledge park” and “Bio Tech park”

8. What is the area earmarked for Villas, Amenities and 5 star hotel?
   Villas will be spread over 55 acres, Resort Hotel & the Club house on 5 acres.

9. When will my villa be completed and handed over?
    The villa will be completed within 24months from the date of agreement.

10. When is the Club house with basic amenities scheduled to be complete?
     It is expected to complete by December 2010.

11. How many villas are there totally in Inner Circle?
     There are totally 350 villas.

12. Are the premium villas charged extra such as Corner plots/North east plots and plots facing        Club house/park?  What are the extra charges?
     Yes. They are charged extra and the same is mentioned in the payment plan.

13. How many plan options we can choose from for one particular plot area? Is customization of        the plans allowed?
     You can choose from four plans available with us and no customization is allowed.

14. When will the construction activity begin?
     The construction activity will begin from April 2008.

15. Are the villas semi-furnished or fully furnished?       
     Villas come with AC's in living, dining, family and all bedrooms & Imported Modular      kitchen.(Please    refer specifications for more details)

16. What are the amenities provided in this project?
     The club house with Gymnasium, Squash court, Tennis court, Snooker, Carom, Chess and      table tennis,  Party hall, Health Center-sauna and steam with a massage room and showers,      Barbecue area. Children's play area, Grocery store, ATM and more.

17. Is the club membership free?
     Yes, it is free.

18. What is the backup power provided for each villa?
     Backup power is provided for lighting, for Fans & TV in every villa.

19. Who will take care of the maintenance?  Alliance or resident's association?
     Alliance itself will take up the maintenance.

20. What is the width of internal roads?
     It varies from 40feet to 60feet

21. What is the type of fencing all over the project?
     An all around peripheral security wall with barbed wire on the top.

22. What are the security arrangements for the project?      
     Single entry secured by guards Intercom facility

24. Do we have individual over head water tanks?
     One centralized over head water tank will supply water for all villas.

27. What is the booking/initial payment?
     Rs.5,00,000/- is the booking amount.

28. Is the payment linked to construction progress? What is the schedule?
     The payments are linked to construction progress of every villa and are as per the pricing      schedule.

28. Is there any discount/benefit on making up-front payment?
     Yes, there will be benefit on making up-front payment which will be informed at the time of      payment.

29. When are the other/additional charges to be made?
     Taxes need to be paid along with the installments and the other deposits before the      possession of the villa.

30. Which are the agreements we need to enter into with Alliance?
     Sell agreement and Construction agreement.

31. What is the duration for concluding the agreements?
     The agreements are to be concluded within 20days from the date of booking.

32. What is the cancellation charge deducted after booking?
     Rs.50,000/- is deducted as cancellation charges after booking.

33. When will the property (plot/villa) be registered in our name?
     Once we receive 85% of the payment as mentioned in the payment plan.

34. How is the progress at the site/villa informed to us periodically?
     Our Customer care department will mail you the progress report along with the demand      request for the payment periodically.

35. What is the transfer fee charged by Alliance if the client wishes to resell  the plot/villa?
     2% on the agreement cost is charged as transfer fee.

36. Does Alliance help NRIs in assisting on rentals/lease of the villa after completion?
     Yes, this can be done as an extended help.

37. When is the completion of the Resort Hotel scheduled?
     It is expected to complete by December 2011.

38. Is there a separate entrance to the Resort Hotel as well as the villa?
     Yes there will be a separate entrance marked for Resort Hotel and the villas.
